Maximising profit and asset value
on a complex hotel scheme
Host Hotels and
Resorts appointed EC Harris in February 2008 to
Project and Cost Manage the refurbishment of all guest rooms
located on the 4th floor of the Westin Palace Hotel in Madrid. The
key challenges involved with the project included:
- Advising Host Hotels on the previewed
costs against the original budget approved
- Improving coordination between the
contractor and different consultants and suppliers already engaged
in the project
- Ensuring that the appropriate licenses
were obtained as the building is part of National Heritage
Monuments and therefore required that all works be done in
consensus with the authorities.
Creating solutions
Our approach to defining an appropriate solution
covered:
- The creation of a revised cost estimate utilizing the extensive
EC Harris hotel cost database
- Actively engaging to gain the trust of other stakeholders in
the team, introducing standardised procedures and respecting all
parties existing relationships with the Hotel
- Working with the architect and utilising our extensive
understanding of license management in Spain to create an optimum
solution for the client
- Implementing a detailed programme with the contractor, to bring
forward the availability of as many guestrooms as possible, in
advance of the previously agreed deadline.
Adding value
EC Harris ensured that the client had correct
information when they needed it. This enabled revenue to be
generated early as rooms became available to guests in advance of
the agreed plan.
A clear decision making process was established
with the client that enabled us to advise more effectively on
decisions required to prioritise key elements of the project.
Our successful delivery of the project and strong
relationship with Host Hotels has ensured that EC Harris has been
assigned as Project Manager to a further series of projects to be
undertaken in the near future.
