Sava Business Centre, Belgrade, Serbia
CA Immo Serbia, appointed EC Harris on
the first CA Immo project in Serbia, as a project and cost
manager.
The new business centre called Sava Business Centre, occupying
35, 250m2 comprises of two office towers and is designed to be a
Class A office building, with excellent and unique architectural
design.
The location is on the left bank of the River
Sava, approximately 700 meters from the river side and in
immediately proximity of the old city centre. Despite being a green
oasis on a peaceful riverbank, this zone has many traffic
connections with three New Belgrade boulevards and three bridges
towards the old city centre.
The complex is an example of modern architecture,
incorporated into the surroundings of the existing office
buildings, hotels and business apartments.
Creating Solutions
EC Harris was appointed on the first CA Immo
project in Serbia as a project and cost manager.
The client agreed project realization with the
local developer who was acting as property seller, designer and
contactor.
In conjunction with local construction market
conditions that are in development phase, EC Harris provided
solutions and strategies on how to overcome all market constraints.
The aim was to provide better results and more optimum solutions
for clients within existing circumstances.
EC Harris utilised all local market experience to
establish and manage appropriate procedures, which ensured a good
frame for project realization for both contracted phases:
- Phase1; which included purchasing of building, redesign
management and shell and core construction works
- Phase 2; which included finishing works, M&E installation
works and landscaping works
Adding Value
EC Harris added value by developing good
communication links and cooperation between all parties throughout
the project.
Particular value was added in the fields of
improving design and managing implementations of all specific
requests contained in the client’s business plan.
EC Harris also prepared and implemented value
adding by changing control procedures.
Finally, in the construction phase, EC Harris
provided special support in construction management improvement,
introducing special tracking of works quality, progress, project
cost and H&S measures.
